IBI Poland Secured Funding - Non-banking Financing for Companies
IBI Polska Secured Funding sp. z o.o. is part of IBI Investment House, specializing in non-bank financing for businesses. We offer loans for entrepreneurs secured by mortgages on real estate.
Our offer is addressed to:
- Civil partnerships, limited liability companies, general partnerships, joint stock companies - with at least one year of business experience
- Developers at the pre- or in-development stage
- Companies in need of alternative working capital or bridge financing
Business Loans – Fast and Flexible Solutions
- Our loans can be used for any business-related purpose, including refinancing other obligations.
We support entrepreneurs:
- Looking for fast financing for 12-24 months
- Waiting for a bank decision or with a negative bank decision
- In need of funds to pay off liabilities (Social Security, US, debt collector, etc.).
- Those wishing to clear entries on the Land Registry
Financing Conditions
- Amount of financing: from PLN 1 million
- LTV: 50% of the collateral value
- Financing period: 3-12 months (extendable to 24 months)
- Commissions and fees - determined individually

In my role, I am responsible for developing key business relationships and identifying new growth opportunities for IBI Poland. I focus on building lasting partnerships with companies and investors to whom we offer mortgage-backed financing and support in bond issues in the Israeli market. I actively develop a network of contacts, conduct discussions with clients and partners, and create strategies that support the company's expansion in the private debt and international capital markets. I support the management board in strategic legal matters, oversee compliance (including AML), streamline legal operations, and coordinate debt recovery efforts.

I handle debt collection cases at the pre-judicial, judicial and enforcement stages. I prepare pleadings, analyses and legal opinions. I cooperate with bailiffs, courts and external partners, and take part in negotiations with debtors. On a daily basis, I support the legal team in the implementation of ongoing projects.

With years of professional experience in banks and other financial institutions, I currently work as an analyst in the credit risk department. I evaluate loan applications, analyze financial records and credit history, assess customers' repayment capacity and financing goals, and conduct preliminary collateral reviews. I also work closely with regional directors and financial brokers.

I’m responsible for analyzing potential and existing credit investments through detailed financial modeling, industry research, and portfolio analysis. My primary focus is on monitoring the performance of loans within the portfolio, identifying emerging risks, and providing ongoing reporting to senior management. Additionally, I support the investment team by conducting due diligence, performing necessary calculations, and assisting in the structuring and execution of transactions.
Radosław Czado
Analyst in the Credit Risk Department
I deal with the evaluation of credit projects at various stages of their development, based on financial analysis, industry reviews and detailed portfolio verification. On a daily basis, I monitor the condition of the loan portfolio, catching signals that may indicate increasing risk, and prepare summaries and conclusions for management. In cooperation with the investment team, I participate in due diligence processes, perform the necessary numerical analysis and support the preparation and implementation of transactions.

I’m a certified property valuer with over 25 years of experience in the real estate sector. I'm licensed in Poland, a RICS Registered Valuer, and a member of the Royal Institution of Chartered Surveyors (RICS).
Throughout my career, I’ve worked with banks and advisory firms, served as a court expert at the Warsaw District Court, and provided expert valuations for the banking sector. At IBI, I lead the valuation of secured assets and support projects related to financing, legal matters, and investment decisions, always ensuring compliance with national regulations and RICS standards.

I also work closely with senior management to support portfolio monitoring, coordinate with external auditors and service providers, and implement internal controls to ensure the fund’s financial integrity.
