IBI Poland Secured Funding - Non-banking Financing for Companies

IBI Polska Secured Funding sp. z o.o. is part of IBI Investment House, specializing in non-bank financing for businesses. We offer loans for entrepreneurs secured by mortgages on real estate.

Our offer is addressed to:

Civil partnerships, limited liability companies, general partnerships, joint stock companies - with at least one year of business experience
Developers at the pre- or in-development stage
Companies in need of alternative working capital or bridge financing

Business Loans – Fast and Flexible Solutions

Our loans can be used for any business-related purpose, including refinancing other obligations.

We support entrepreneurs:

Looking for fast financing for 12-24 months
Waiting for a bank decision or with a negative bank decision
In need of funds to pay off liabilities (Social Security, US, debt collector, etc.).
Those wishing to clear entries on the Land Registry

Financing Conditions

Amount of financing: from PLN 1 million
LTV: 50% of the collateral value
Financing period: 3-12 months (extendable to 24 months)

I have been with IBI Investment House for over 7 years and currently serve as Vice President of IBI Investment House Polska. I oversee the company’s lending operations and specialize in business financing, supporting entrepreneurs and companies in accessing tailored non-bank funding solutions. I provide strategic supervision, assess risk, and ensure the efficiency of our financing processes.

Marcin Malczak

Business Development Manager, Vice President

In my role, I am responsible for developing key business relationships and identifying new growth opportunities for IBI Poland. I focus on building lasting partnerships with companies and investors to whom we offer mortgage-backed financing and support in bond issues in the Israeli market. I actively develop a network of contacts, conduct discussions with clients and partners, and create strategies that support the company's expansion in the private debt and international capital markets. My goal is to combine clients' capital needs with the opportunities provided by IBI's global structure, and to build the company's position as a trusted, flexible and effective financial partner.

At IBI, I lead the legal department with a focus on nationwide real estate transactions, including the sale of high-value commercial and residential properties. I support the management board in strategic legal matters, oversee compliance (including AML), streamline legal operations, and coordinate debt recovery efforts.

Jakub Lubczyński

Junior In-House Lawyer

I handle debt collection cases at the pre-judicial, judicial and enforcement stages. I prepare pleadings, analyses and legal opinions. I cooperate with bailiffs, courts and external partners, and take part in negotiations with debtors. On a daily basis, I support the legal team in the implementation of ongoing projects.

Michalina Berdzik

Assistant

I supervise the correctness of loan collateral insurance and the validity of data in the land registers. I support the process of selling real estate, creating databases of potential customers and performing activities to promote offers.

Administration Manager

I have been with IBI Group since the beginning of its operations in Poland. As Administration Manager, I oversee the smooth functioning of the company's administrative processes and support daily operations. I also handle transactional documentation, invoice verification and coordination with service providers to ensure smooth workflows in finance, payroll and HR.

As Operations and HR Manager, I am responsible for the daily operation of the company's key processes, combining administrative, operational and HR tasks into a cohesive whole. I oversee HR processes, supporting recruitment and employee services, as well as oversee operational issues related to finance, administration and cooperation with partners. My goal is to provide a stable, well-organized work structure that supports the company's growth and facilitates the teams to operate effectively.

I am responsible for managing the CEO's calendar, coordinating daily office administration and maintaining efficient internal communications. I manage the company's social media, ensuring a consistent brand image and regular publication of content. I work with the marketing agency to create and execute campaigns, and oversee PR activities to ensure a consistent and professional message to the outside world.

As Loan Portfolio Manager at IBI Poland, I am responsible for the comprehensive management of the portfolio of loans granted to businesses and coordination of a team of analysts.
I specialize in credit risk analysis, documentation supervision and optimization of operational processes. I combine an analytical approach with a business view, supporting the company's strategic credit decisions.

Małgorzata Tkaczyk

Analyst in the Credit Risk Department

With years of professional experience in banks and other financial institutions, I currently work as an analyst in the credit risk department. I evaluate loan applications, analyze financial records and credit history, assess customers' repayment capacity and financing goals, and conduct preliminary collateral reviews. I also work closely with regional directors and financial brokers.

Krzysztof Piskorski

Analyst in the Credit Risk Department

I’m responsible for analyzing potential and existing credit investments through detailed financial modeling, industry research, and portfolio analysis. My primary focus is on monitoring the performance of loans within the portfolio, identifying emerging risks, and providing ongoing reporting to senior management. Additionally, I support the investment team by conducting due diligence, performing necessary calculations, and assisting in the structuring and execution of transactions.

Radosław Czado

Analyst in the Credit Risk Department

I deal with the evaluation of credit projects at various stages of their development, based on financial analysis, industry reviews and detailed portfolio verification. On a daily basis, I monitor the condition of the loan portfolio, catching signals that may indicate increasing risk, and prepare summaries and conclusions for management. In cooperation with the investment team, I participate in due diligence processes, perform the necessary numerical analysis and support the preparation and implementation of transactions.

Jacek Zych

Property Valuer

I’m a certified property valuer with over 25 years of experience in the real estate sector. I'm licensed in Poland, a RICS Registered Valuer, and a member of the Royal Institution of Chartered Surveyors (RICS).
Throughout my career, I’ve worked with banks and advisory firms, served as a court expert at the Warsaw District Court, and provided expert valuations for the banking sector. At IBI, I lead the valuation of secured assets and support projects related to financing, legal matters, and investment decisions, always ensuring compliance with national regulations and RICS standards.

Jakub Ciepliński

Head of Business Analysis

I lead and support the business analysis team. As a team we analyze data to guide strategic decisions. On a daily basis we recommend and implement process improvements in order to deliver better and more comprehensive reports and presentations. We also support projects with analytical input and track market trends and competitor activities.

Łukasz Gajda

Business Analyst

I support the business analysis team in the daily tasks of data processing and interpretation. I assist in the preparation of reports and presentations, ensuring their accuracy and clarity. I participate in identifying opportunities for process improvements and in implementing recommended changes. I support the implementation of analytical projects, as well as monitor basic market trends and competitor activities, providing the team with the necessary information.

Krystian Jaworski

Financial Controller

As a Financial Controller, I oversee the company’s financial operations, including accounting, reporting, and regulatory compliance. I participate in preparing financial statements, monitor cash flows, intercompany transactions, payroll, investments, taxes, and costs. I also work closely with senior management to support portfolio monitoring, coordinate with external auditors and service providers, and implement internal controls to ensure the fund’s financial integrity.

I support the supervision of the company's financial operations, including accounting, reporting and compliance control. I participate in the preparation of financial statements, analyze cash flow, costs and intercompany settlements.
